We will evaluate the age, condition and location of your property and suggest any repairs or updates that are needed. Then we will compare your property to similar properties to determine an appropriate rent amount based on the property's current condition as well as current market trends.

Marketing

We will market your property utilizing the local MLS system, signage, print media and will also utilize web based strategies as needed.

 

Screening and Leasing

Tenant screening includes a credit and background check as well as rental, employment and income verification. In addition we will show your property to prospective tenants as necessary. Unlike most companies this includes Saturday and Sunday showings. We will complete all appropriate paper work and collect rent, deposits and upfront fees and signatures required to execute the lease.

 

Accounting

We will properly account for all income and expenses and provide the owner with secure link access and print financial reports in real time, 24 hours a day.

 

Maintenance and Remodeling

We will provide routine maintenance and conduct periodic property inspections. Instead of relying on third party repairmen, plumbers,electricians and carpenters, most maintenance issues can be resolved by Legacy's maintenance staff which saves the property owner money.

 

24 hour service

We are available 24 hours a day to handle any emergency service needs that may arise.

 

Saturday and Sunday Showings

Most management offices close at 5 pm Friday evenings, and unless there is an emergency are not available until Monday mornings. We are available to show and sign leases on weekends with little to no notice.

 

Collections

We will aggressively collect rents and applicable late fees, and if necessary, take appropriate steps to evict the tenant in a timely manner in order to limit any potential loss of income.

 

Make Ready Service

Once a property becomes vacant we will make any necessary repairs and clean the apartment to allow us to show and rent the apartment to a new tenant.

 

One Time Leasing

If management and maintenance services are not needed, property owners can utilize our evaluation, marketing, screening and leasing services to find a tenant for their property for a one time fee.
